VA Home Loans

Advantages for Military Homebuyers

The VA Loan has many advantages that make it one of the most appealing paths to homeownership - and this great benefit is reserved exclusively to those who bravely served our country.

When combined, the benefits of the VA mortgage allow service members and Veterans to take advantage of substantial cost savings under qualification requirements designed specifically for members of the military and their unique needs.

  • Lower Payments: Competitive interest rates and no private mortgage insurance mean lower monthly payments.
  • Easier to Qualify: The VA Loan Program provides homeownership opportunities for millions who wouldn't otherwise qualify for conventional financing.
  • No Down Payment: The VA Home Mortgage is one of the only home loans available today with 0% down payment from qualified veterans.
  • First-Time Buyers: 0% down payment and relaxed credit standards for qualified veterans means loans from the VA Program are especially helpful for first-time homebuyers.
Are you Eligible for a VA Loan?

You may be eligible for a VA Home Loan if you meet one or more of the following conditions:

  • You have served 90 consecutive days of active service during wartime, OR
  • You have served 181 days of active service during peacetime, OR
  • You have more than 6 years of service in the National Guard or Reserves, OR
  • You are the spouse of a service member who has died in the line of duty or as a result of a service-related disability.
AmeriSave's Home Loan Originators can help you determine if you are eligible for a VA Loan.

Obtaining your Certificate of Eligibility

All recipients of a VA Loan must first obtain a Certificate of Eligibility (COE), a formal document that explains what VA entitlement you possess, through the Department of Veterans Affairs. Not to worry, however, your AmeriSave Loan Originator can help you secure your COE, usually within a matter of minutes. You do not need your Certificate of Eligibility in hand to start the loan process with AmeriSave.

VA Loan applicants may also obtain their Certificate of Eligibility themselves by filling out a Certificate of Eligibility Request Form (VA Form 261880). The form can be downloaded through the Veterans Administrations site and mailed directly to the VA.

VA Loan Refinancing

Through the powerful VA Loan program, those eligible are also able to refinance in a couple of different ways. Popular types of refinance options include:

  • VA Streamline Refinance (also known as an Interest Rate Reduction Refinance Loan, or IRRRL)
  • VA cash-out refinance.

Streamline Refinances allow Veterans with an existing VA Loan to refinance to a lower interest rate. Cash-Out Refinances give the borrower the opportunity to use the equity of the home and use it as cash.

VA Loan Rates

With low interest rates and the advantages of the VA Loan, you can capitalize on a buyer's market and join the millions of other veterans using their hard-earned benefit.

Your interest rate is influenced by a variety of factors, including:

  • Your credit score
  • Debt-to-income ratio
  • Loan duration (15- or 30-year)
  • Current market conditions
Because of the risk involved in issuing a loan, a good credit score almost always means a lower rate. However, even if your credit report isn't in perfect shape, you may still qualify for a low rate.

Using the rate search tool you see on this page, search for mortgage rate quotes for your particular situation, review the options available, and select the product type that best meets your needs to start your mortgage application process.
